Rental Property Insurance

Need Rental Property Insurance in Salt Lake City?

If you own a home, condo, or multi-unit property that you rent out to tenants, a standard homeowners policy won’t cut it. Rental properties carry different risks than owner-occupied homes, and insurance companies price and structure coverage accordingly. Kings Peak Insurance Group can help you find a landlord policy that protects your investment, covers your liability, and replaces lost rental income if the unexpected happens.

Note: if you’re currently insuring a rental property with a traditional homeowners policy, you may have a coverage gap. Rental properties need a “landlord” or “dwelling fire” policy, which is built specifically for non-owner-occupied residences.

Salt Lake City Rental Property Insurance

Whether you’re renting out a single-family home, a duplex, or a portfolio of investment properties across Utah, the right policy depends on how the property is used, who’s living there, and how much risk you’re willing to carry yourself.

An independent agent like Kings Peak Insurance Group can shop your rental property across multiple carriers to find coverage that fits — instead of settling for whatever a single company happens to offer.

Common Rental Property Insurance Coverages

These are some of the coverages typically included in a landlord or rental dwelling policy:

Dwelling — covers the physical structure of the rental property itself, including the roof, walls, and built-in fixtures, against covered losses like fire, wind, and hail.

Other Structures — covers structures on the property that aren’t attached to the main building, such as a detached garage, fence, or storage shed.

Loss of Rental Income — if your property becomes uninhabitable due to a covered loss (like a fire) and you can’t rent it out while repairs are made, this coverage helps replace the rental income you’re losing in the meantime.

Landlord Liability — protects you if a tenant or visitor is injured on the property and you’re found legally responsible, or if you’re sued over property damage you allegedly caused.

Personal Property (Landlord’s Own) — covers items you own that stay on-site for maintenance or tenant use, such as appliances, lawn equipment, or furnishings in a furnished rental — this does not cover a tenant’s personal belongings.

Vandalism & Malicious Mischief — vacant or tenant-occupied rentals can be more exposed to vandalism between leases; this coverage helps protect against intentional damage.

Ordinance or Law Coverage — helps cover the added cost of rebuilding to current building codes if your property is damaged and local codes have changed since it was built.

A Few Things to Keep in Mind

  • Tenants need their own coverage. Your landlord policy doesn’t cover your tenants’ personal belongings — encourage tenants to carry their own renters insurance.
  • Vacancy matters. If a property sits vacant for an extended period, some policies require an endorsement or separate vacant property coverage — let us know if your rental is between tenants.
  • Short-term rentals are different. If you list your property on Airbnb, VRBO, or similar platforms, you may need specialized short-term rental coverage rather than a standard landlord policy.
